Know your boiler is safe and running right

A boiler is one of the few appliances in your home that burns fuel and runs under pressure, often tucked away in a mechanical room where small problems can go unnoticed for years. A professional boiler inspection catches those issues — a cracked heat exchanger, a blocked or deteriorating vent, a failing safety control, low or rising pressure, or early signs of corrosion — before they turn into a no-heat emergency, an expensive repair, or a carbon-monoxide hazard. As a licensed Utah boiler and pipeline contractor who works on hydronic systems every single day, we inspect your boiler as part of a whole system, not just a quick glance at the unit.

What our boiler inspection covers

Every inspection is hands-on and documented. We walk you through what we find and what, if anything, needs attention — in plain language, with no pressure to buy.

Combustion & safety

We check the burner, ignition, flame, and combustion, and test the safety controls and limits that shut the boiler down if something goes wrong.

Venting & carbon monoxide

We inspect the flue/venting for blockage, corrosion, and proper draft so combustion gases — and CO — are safely carried outside.

Pressure & water side

System pressure, the expansion tank, relief valve, circulators, and signs of leaks or corrosion in the near-boiler piping.

Heat exchanger & controls

Visual inspection of the heat exchanger, plus the aquastat, sensors, and controls that keep the system efficient and reliable.

When you should have a boiler inspected

An annual inspection before the heating season is the single best way to avoid mid-winter breakdowns, keep efficiency up, and protect your manufacturer's warranty — most warranties require documented annual service. Beyond the yearly check, an inspection is especially worth it when you're buying or selling a home with a hydronic system, after a boiler has shown warning signs (odd noises, smells, pilot or pressure issues, rising gas bills), or when you've just moved into a home and want to know exactly what you've inherited.

Pre-purchase & real estate inspections

A general home inspector will note that a boiler "appears operational," but rarely has the hydronic expertise to evaluate its real condition, remaining life, or safety. We provide focused pre-purchase boiler inspections for buyers, sellers, and agents across Utah — an honest, specialist assessment of the boiler and hydronic system so there are no expensive surprises after closing. If we find problems, you'll know what they are and roughly what they'll cost to address.

Inspection or full maintenance?

An inspection tells you the condition and safety of your boiler; a maintenance service goes a step further to clean, tune, and service it so it runs at peak efficiency. Many homeowners pair the two — an annual visit where we inspect, then service the unit in the same trip. If you tell us your goal, we'll recommend the right level of service for your system rather than upselling you.

Triangle Tube and recalled boilers

If you own a Triangle Tube boiler affected by the November 2025 shutdown and safety recall, an inspection is a smart way to confirm your unit is operating safely and to plan ahead. We continue to service and support these systems — see our Triangle Tube owner support guide for details.

Frequently asked questions

How often should a boiler be inspected?

At least once a year, ideally in late summer or early fall before the heating season. Annual inspection keeps the boiler safe and efficient and is required to keep most manufacturer warranties valid.

What's the difference between an inspection and maintenance?

An inspection evaluates the boiler's condition and safety and reports what it finds. Maintenance (a tune-up) includes cleaning and servicing the unit so it runs efficiently. We often do both in one visit.

Do you inspect boilers for a home purchase?

Yes. We do pre-purchase and real-estate boiler inspections for buyers, sellers, and agents anywhere in Utah, with an honest assessment of condition, safety, and remaining service life.

Can a boiler inspection detect a carbon monoxide risk?

Yes — checking combustion, venting, and draft is a core part of the inspection, specifically to make sure combustion gases including carbon monoxide are vented safely outside. If you ever suspect a CO leak, leave the home and call 911 first.
